Why did you contact me?

Public records connect your name to a property with a title problem, usually as an owner or an heir. We reach out because we may be able to help resolve it and buy the property.

Is this a scam? How can I check?

It's smart to ask. Look us up on Sunbiz (the State of Florida's business registry), call the number on this website, and feel free to have your own attorney talk to us. We will never ask for money, bank account numbers or your Social Security number on a first call.

Are you attorneys?

No. We're real estate investors. We work with licensed Florida attorneys and title companies, who handle the legal steps. Nothing we say is legal advice.

I'm the owner, not an heir. Can you still help?

Yes. Many of the properties we buy have a living owner with a different problem: back taxes, code fines, liens, an old mortgage that was never released, or a deed with mistakes. See title problems we solve.

What does "clouded title" mean?

It means something in the public records raises a question about who owns the property or what's owed on it, like a lien, a missing heir or a deed mistake. Until it's cleared, title companies won't insure the property, so it can't be sold or refinanced the normal way.

What is a quiet title action?

It's a court case that settles who owns a property when the records are unclear. Once a judge rules, the title can be insured again. We pay for it when it's needed.

Can you buy a property with an IRS lien, or one that's in a bankruptcy?

Often, yes. IRS liens and other liens are usually paid or settled at closing. A property in bankruptcy needs approval from the trustee or the court, and we work with them on an offer they can approve. Every case is different, so we'll tell you honestly what's possible after we look at the records.

What will this cost me?

Nothing out of your pocket. We pay the attorneys, court costs, back taxes and closing costs.

How do you make money?

We buy the property, or your share of it. After the title is cleared, we repair, sell or rent the property. We never charge you fees.

How much is my share worth?

It depends on the property's value, how many heirs there are, Florida inheritance law, and any taxes or liens owed. After we research it, we'll show you how we got to our number, in writing.

What if my relatives don't agree, or some can't be found?

That's common. We can often buy one heir's share at a time, and the attorneys we work with know how to handle missing or unreachable heirs through the court.

How long does it take?

Clearing a title can take a few months, and longer if a court is involved. Depending on the situation, we may be able to buy your share before all the court work is finished so you don't have to wait. We'll tell you the timing in writing before you sign anything.

Do I need my own attorney?

You don't have to, but we encourage it. We're happy to talk with your attorney and send them anything they need.

Do I have to decide right away?

No. Take the time you need, talk with your family, and ask us as many questions as you want.

What if I'd rather keep the property?

Then we'll tell you, in general terms, what usually needs to happen to clear the title so you can keep it, and you can take that to an attorney of your choice.
