Privacy policy and text message terms
Effective October 7, 2026. This explains what information we collect, how we use it, and the choices you have. We wrote it in plain words on purpose.
Who we are

What we collect
- What you give us: your name, phone number, email, a property address, and anything you write in a message, call or text.
- Public records: to research properties, we use public property, probate, court, tax and business records. That's how we may have found your name connected to a property.
- Basic website data: like most websites, our hosting provider automatically records technical information such as your browser type and IP address to keep the site running and secure. We don't use advertising trackers.
How we use it
- To answer your questions and talk with you about your property.
- To research the property's title and prepare an offer.
- To complete a purchase if you decide to sell, including working with attorneys and title companies.
- To keep records the law requires.
Who we share it with
We never sell your information. We only share it with:
- Companies that help us run our business, such as our website host, our form and records system, and our phone provider. They may only use it to provide services to us.
- Attorneys, title companies and other professionals working on your property, when you choose to move forward with us.
- Government agencies or courts, when the law requires it.
Text message terms
When you give us your mobile number and agree to be contacted, we may send text messages about your property and your inquiry, such as replies to your questions, appointment reminders and updates.
- How often we text depends on your conversation with us.
- Message and data rates may apply.
- Reply STOP at any time to stop receiving texts. Reply HELP for help, or call (786) 423-2399.
- Agreeing to receive texts is not required to sell to us or do business with us.
- We do not share or sell your mobile number or text message consent with anyone else for their marketing. Text messaging opt-in data and consent are never shared with third parties.
- Mobile carriers are not responsible for delayed or undelivered messages.
How we protect it
We use reasonable safeguards, such as password-protected systems with limited access, to protect your information. No system is perfectly secure, so please don't send bank account numbers, Social Security numbers or passwords through our website form.
How long we keep it
We keep your information as long as we need it for the reasons above, or as long as the law requires. You can ask us to delete it at any time.
Your choices
- Ask us what information we have about you.
- Ask us to correct or delete it.
- Ask us to stop calling, texting or emailing you. We'll honor it.

Children
Our website is not meant for anyone under 18, and we don't knowingly collect information from children.
